So who would have thought that day before Christmas Eve, 2009, would be all about London house prices soaring and mortgage approvals rising and estate agents profiting and bullish Scots? Not me. But there you have it.

The Rat and Mouse will be silent until December 27, when it will return, wearing a tasteless sweater, and provide property news running up until the New Year (and our annual house price predictions post).
