Only in London - "surprisingly affordable"

I've just received a press release that reads thus:

Properties at Grace Court are surprisingly affordable, with the three bedroom house on the market at £1.35m.

Only in London, eh? Or, to be precise, in the cute north London village we call Totteridge. Grace Court is a development of old and new based around Crossways, a Victorian house designed by Thomas Edward Collcutt (who designed - amongst other buildings - the Eton school dorms). It's converted from a convent and is quite a location - down a pond-topped cul de sac where everything goes for absolutely nutty prices (renovated cupboard £600k/Tudor mansion £5m+). But go they do...
