We can't comment on the area (Brunel Road)... other than rumours it can get a bit noisy down there. The Sausage Factory - submitted by a Rat and Mouse reader - looks stunning, even more so with a list price of £585,000. Three bedrooms, two bathrooms, three levels, a balcony and large roof terrace. The Rat and Mouse continues to enjoy the BBC series The Tower - which, as far as we're concerned - is a very moving and sympathetic view of the life on the Pepys Estate, and an effective indictment of the insanity of the London housing market... the very insanity the Rat and Mouse is here to document. Apparently, though, not everyone's delighted with the series:
What's been going on in this programme is not really good enough. They have turned some of these drug addicts into film stars but they should have been looking at the pensioners round here instead. We're not the best in the world around here but we're not as bad as all that.
... the words of the leader of the local pensioners' group. He's retired, himself. Apparently he used to be a gangster. But he wasn't a drug addict.

That's the latest in a lively comment thread that's developed after a post dating back almost a year, about Kidbrooke's Ferrier Estate. I'm still regularly emailed about this post... people find it and comment... Ferrier must continue to hold a special place in many Londoners' imaginations. Go back and revisit it here.

Sometimes the Telegraph can seem a little Thames Gateway-obsessed - but, you've got to hand it to them, they know how to do these redevelopment features. Here's Sheila Prophet with a very nice state-of-play piece, looking at Brent Cross Cricklewood, Paddington Basin, King's Cross, Elephant & Castle, Convoy's Wharf Deptford, Silvertown Quays, oh, okay, and Greenwich Peninsula. She also asks, "Should you invest?" Elephant & Caslte, King's Cross (above) and Silvertown (below) get something of a thumbs up.

Here's an interesting one, on Arabin Road in Brockley. Two hundred and fifty thousand pounds buys you 552 square feet of open-plan living converted out of a former commercial garage (originally, a coach house, built in the 1840s) and still featuring the inspection pit. Here's a disturbing story about residents of Kidbrooke's condemned Ferrier Estate, many of whom are post-right-to-buy owners who have decided to stay put rather than accept derisory offers from Greenwich Council (£65,000 for a three-bedroom flat anyone?), while the council moves towards demolition and replacement in 2018. There are apparently 23 homeowners and three tenants left, living amongst derelict tower blocks, sheet metal, filth and darkness. It looks suspiciously like the council, who have promised to keep the estate inhabitable until it's finally replaced, is applying its own unorthodox methods to encourage the remaining residents to leave.

The Telegraph's Rosalind Russell dons a Barbour gilet and, shotgun broken over her arm, ventures into Peckham. And she finds... upmarket bistros and even an architectural salvage shop. Sure, she focusses on posh Peckham - north of East Dulwich, east of Camberwell - but she finds signs of regeneration elsewhere too. Interestingly, no Peckham estate agent has yet shifted a property for more than the magic million - so there's a challenge.

Nunhead shares its postcode with Peckham and lacks an official border, but enthusiast Ron Woollacott, quoted in the Independent, knows where Nunhead starts and ends. The area gets the paper's "More For Your Money" treatment this week, and it's an interesting piece about an interesting place with a village community and independent shops. And one of the most celebrated cemeteries in London. Prices aren't rock-bottom, but if the Nunhead achieves conservation status (apparently sought by residents) they could look good.
